What is the Equidel Property Analysis Matrix?

The Equidel Property Analysis Matrix is a list of criteria developed by Equidel, that all properties can be measured against, with the view to ensure safe, educated investment decisions.

The matrix has been developed over the last 10 years, based on historical data of both successful and unsuccessful properties, looking to identify key trends that appear to correlate to property performance.

The Equidel Matrix was created to not only put some data analysis behind the property investment process, but to ensure risk mitigation.

The Equidel Matrix provides a ‘measuring stick’ against which we can objectively grade the property performance of any property from around the country.

The Matrix was created to not only put some science behind the property investment process, but to also risk mitigation easy.

It provides a ‘measuring stick’ against which we can objectively grade any property from around the country, be it one that we have put together, or one that you are interested in.

The Matrix also gives us the capability to allay any concerns our clients may have with regards to investing, such as ‘Will my property get rented out?’, or ‘Will I make money out of my investment?’.

What’s measured in the Matrix?

The Equidel Property Analysis Matrix takes both qualitative and quantitative data, and applies weighted measures to these that then allow for us to perform a calculation and determine the grade of the property – A, B, C, or D.

The data we use in our Matrix is provided and published by established research companies such as to Core-Logic, Australian Bureau of Statistics and SQM Research. Data is entered into each criteria on the Matrix, providing Equidel with a score on the area in which a property is located along with a score for the property itself.

This methodology simply means objective analysis is being applied.

As an example, our matrix grades highly properties in areas where there are multiple, not singular, sustainable industries that are likely to draw in people over time due to their employment prospects.

The matrix not only looks at the area we are looking to invest, but also at the actual property itself. As an example, the inclusions offered in the build package, and of course it’s suitability to the individual client’s financial situation, are all considered.
